基于GIS技术的南京市住宅价格空间分布研究
摘要

程度上影响着国家经济的发展，是我国经济的重要支柱产业之一。与此同时，房地产业在推动城市内部开发建设、提高居民居住生活质量以及促进城市空间格局的完善等方面也发挥着积极的作用。本文以南京市九个区为研究区域，基于房地产价格相关基础理论，通过对研究区域内五年内新上市的184个商品住宅样本点的住宅价格信息进行调查收集，运用GIS技术的空间插值分析功能，绘制出相对应的住宅价格空间分布图，进一步研究分析商品住宅价格变动的影响因素及其影响机制。最后经过数据分析后发现南京市商品住宅价格呈从城市中心向周围递减，房价峰值位于河西板块和新街口地区附近，而影响房价变动的因素主要为区位因素和住宅因素。
RESEARCH ON SPATIAL DISTRIBUTION OF RESIDENTIAL PRICES IN NANJING BASED ON GIS TECHNOLOGY
Abstract
The real estate industry is an important part of contemporary Chinas national economy. Its development affects the development of the national economy to a certain extent and is one of the important pillar industries of Chinas economy. At the same time, the real estate industry also plays an active role in promoting urban internal development and construction, improving residents living quality, and promoting the improvement of urban spatial patterns.This article takes nine districts in Nanjing as the research area, based on the basic theory of real estate prices, collects and surveys the residential price information of 184 commercial residential sample points newly listed in the research area within five years, and uses the spatial interpolation analysis function of GIS to draw the corresponding spatial distribution map of residential prices in order to further study and analyze the influencing factors and mechanism of commodity residential price changes.Finally, after data analysis, it is found that the price of commercial housing in Nanjing is decreasing from the city center to the surroundings. The peak of house prices is near the Hexi plate and Xinjiekou area. The factors that affect the changes in house prices are mainly location factors and residential factors.
