我国房地产价格的影响因素研究
——基于省级区域的面板数据分析
摘 要
近五年,全国重大省市房地产价格巨变,消费者对房地产行业目光转向更多。本文利用长期的数据研究房地产价格影响因素的影响程度并分为东部,西部,中部三个区域分别讨论了价格走势。本文通过国家统计局数据收集的数据对房地产因子进行数据分析,得出因子影响房地产的程度,为政府提出意见。本文通过计量经济学模型并将相关数据带入,得到固定面板数据分析结果。同时本文通过关联性描述影响房地产走势主要因素,根据模型提供既能有效影响房地产市场,又能考虑人民方面问题的措施。在本次研究中,我们发现税收对房地产影响较小,这要求政府对税收制度不抱太大期望并合理调整税收程度,居民可支配收入对房地产价格影响最大,这要求最终办法还是提高国民经济并防止房价再次溢出。在对需求的分析中目前大多数是隐性需求,如果 *51今日免费论文网|www.51jrft.com +Q: @351916072

RESEARCH ON THE INFLUENCE OF THE FACTORS ON THE REAL ESTATE PRICE
——PANEL DATE ANALYSIS BASED ON PROVINCIAL REGIONS
ABSTRACT
In the past five years, real estate prices in major provinces and cities across the country have changed dramatically, and consumers have turned their attention to the real estate industry. Based on the longterm data, this paper studies the influence degree of real estate price factors and discusses the price trend in the eastern, western and central regions. This paper analyzes the real estate factors based on the data collected by the national bureau of statistics, and obtains the degree to which the factors affect the real estate, so as to give Suggestions to the government. In this paper, the econometrics model is adopted and relevant data are brought in to obtain the fixed panel data analysis results. At the same time, this paper describes the main factors affecting the trend of real estate through correlation, and according to the model to provide measures that can effectively affect the real estate market and take peoples problems into consideration. In this study, we found that the impact of tax on the real estate is small, which requires the government to hold low expectations on the tax system and adjust the tax level reasonably. Residents disposable income has the greatest impact on the real estate price, which requires that the final method is to improve the national economy and prevent house price spillover again. In the analysis of demand, most are the hidden demand at present. If the real state price fluctuates, it will become the real demand and lead to the further rise of the real estate price. It is the best result for the government to control the real estate price by reasonably controlling the real estate price and keeping the trend of no decline or rise.
