——基于近十年国内数据研究空气质量对房价的影响
摘 要
本研究利用我国20082017年30个城市的面板数据，在固定效应模型下对搜集整理的数据进行回归分型，接着引入PM2.5研究空气质量新标准产生前后的影响，并通过时间和空气质量指标的交互项进行检验。结果表明空气污染对房价具有显著的负效应，SO2的浓度每降低一个单位（1微克/立方米），房屋价格上涨16.045元／平方米，PM10的浓度每下降一个单位（1微克/立方米），房屋价格增加9.584元／平方米.2012年和2013年可作为时间上的分界点，人们对于新的空气质量指标的反应程度更大，即人们对于PM2.5的认知更加明显，且表现在估计结果上更显著。改善空气质量对于城市的发展非常重要，人们对于居住地的环境和空气质量的重视程度在逐渐加深，结合以上结论，本文提出政府从制定环保政策,对于发展政策考虑环境问题，房地产开发商应建造环境宜居的住宅，以及社会各界共同改善空气质量的建议。

ABSTRACT
This study uses panel data from 30 cities in China from 2008 to 2017 to perform regression classification on the collected data under a fixed effect model, and then introduce PM2.5 to study the impact of new air quality standards before and after, and pass time and air Check the interactive items of quality indicators. The results show that air pollution has a significant negative effect on house prices. When the concentration of SO2 decreases by one unit (1 microgram per cubic meter), the house price rises by 16.045 yuan per square meter, and the concentration of PM10 decreases by one unit (1 microgram per cubic meter) , Housing prices increased by 9.584 yuan per square meter. 2012 and 2013 can be used as a time point, people respond more to the new air quality indicators, that is, people’s awareness of PM2.5 is more obvious and performance The estimation results are more significant.It is important for the development of cities to improve air quality .
