——基于近十年国内数据研究空气质量对房价的影响
摘 要
本研究利用我国20082017年30个城市的面板数据,在固定效应模型下对搜集整理的数据进行回归分型,接着引入PM2.5研究空气质量新标准产生前后的影响,并通过时间和空气质量指标的交互项进行检验。结果表明空气污染对房价具有显著的负效应,SO2的浓度每降低一个单位(1微克/立方米),房屋价格上涨16.045元/平方米,PM10的浓度每下降一个单位(1微克/立方米),房屋价格增加9.584元/平方米.2012年和2013年可作为时间上的分界点,人们对于新的空气质量指标的反应程度更大,即人们对于PM2.5的认知更加明显,且表现在估计结果上更显著。改善空气质量对于城市的发展非常重要,人们对于居住地的环境和空气质量的重视程度在逐渐加深,结合以上结论,本文提出政府从制定环保政策,对于发展政策考虑环境问题,房地产开发商应建造环境宜居的住宅,以及社会各界共同改善空气质量的建议。

ABSTRACT

The results show that air pollution has a significant negative effect on house prices.
