增值服务对长租公寓租户满意度影响
——基于南京市调研数据
摘 要
增值服务是长租公寓的一项重要性评价指标，也是提升国民幸福指数的一项重要影响因素。通过传统的物业服务不能满足当代青年的需求，增值服务应运而生。本文从当前现有长租公寓物业基础性服务分析，深层次挖掘租赁行业的需求，创新式分析增值服务、建筑特征、区位特征、邻里特征、物业基础性服务、服务人员对长租公寓租户满意程度影响。开创式提出长租公寓服务模式。本文基于已有的住房特征价格模型，构建增值服务租户满意度结构方程模型，发放调查问卷的形式，对南京市增值服务长租公寓租户满意进行测评。本文主要研究增值服务对长租公寓的租客满意度影响，探究疫情与民法典的颁布推动长租公寓的发展以及当代青年对增值服务的需求，并考察了增值服务和长租公寓近几年在智慧物业、租客保障、政策法规、租房产品、产业链需求等多方面的研究。本文基于对南京市调研情况，重点对南京市长租公寓租户满意度进行研究，为提升南京市长租公寓租户满意度提供切实可行的对策建议，为相关企业在管理服务方面提供相关解决方案，也可为南京市政府长租公寓租赁市场提供一些理论依据和合理建议。
EFFECT OF VALUEADDED SERVICES ON TENANT SATISFACTION OF LONGRENT APARTMENT BASED ON NANJING CITY RESEARCH DATA
ABSTRACT
 Valueadded service is an important evaluation index of longterm rental apartments, and also an important influencing factor for improving national happiness index. Through the traditional property service can not meet the needs of the contemporary youth, valueadded service arises at the historic moment. Based on the analysis of the current basic services of longterm rental apartments, this paper deeply excavates the demand of the rental industry, and innovative analyzes the impact of valueadded services, architectural features, location features, neighborhood features, basic property services and service personnel on the satisfaction of longterm rental apartment tenants.Innovating and introducing "nannylike custody mode" and "credit guarantee security system"; He put forward a variety of service modes such as "universal broker mode", "deposit free mode" and "agency fee free mode". Create a long  term rental apartment service model. Based on the existing housing characteristic price model, this paper builds a structural equation model of valueadded service tenants satisfaction, and evaluates the satisfaction of longterm rental tenants in valueadded service apartments in Nanjing by issuing questionnaires. This paper mainly studies the impact of valueadded services on tenant satisfaction of longtenancy apartments,Exploring the epidemic situation and the promulgation of the Civil Code to promote the development of longterm rental apartments and the contemporary youths demand for valueadded services and examining the research on valueadded services and longtenancy apartments in recent years in many aspects, such as smart property, tenant security, policies and regulations, rental products, industrial chain demand and so on. In this paper, based on the research situation of Nanjing, the key to the mayor of Nanjing rent apartment tenants satisfaction, in order to promote the mayor of Nanjing rent apartment tenants satisfaction to provide feasible countermeasures and Suggestions, for related enterprises in the aspect of management services provide relevant solutions, can also be used for the Nanjing city government rent the apartment rental market to provide some theoretical basis and reasonable Suggestions.
